Why this is the moment that matters most
The inspection condition is the only window where you can still walk away or renegotiate without penalty. Once it’s lifted, the building is yours — along with its twenty-two-year-old roof, its unknown French drain and its electrical panel that needs work.
A pre-purchase inspection gives you, before the deadline, the real condition of the property: what’s sound, what will need work, how soon, and roughly how much.
What we check
- Structure, foundation, drainage and accessible crawl space.
- Roof, exterior cladding, flashing, windows, doors and seals.
- Visible plumbing, water entry, water heater and drains.
- Electrical panel, grounding, GFCI outlets and visible wiring.
- Heating, ventilation, air exchanger and visible insulation.
- Full interior: floors, ceilings, walls, kitchen and bathrooms.
What the report lets you do
Three outcomes, all legitimate: lift the condition knowing exactly what you’re getting, renegotiate the price based on documented findings, or walk away because the scope of work is more than you can take on. A good report doesn’t make your decision for you — it puts you in a position to make it.
The worst case isn’t finding a problem. It’s finding it six months after you sign.
